What is tenancy agreement?
A tenancy agreement is a legal contract between the tenant and the landlord.
This tenancy agreement will cover all the important facets of renting - from who is responsible for maintainance to how and when payment is to be made.
What is the minimum contract to rent a room from Urban Room?
Recommended minimum contract is 12 months ( 1 Year )
How to book a room?
To book a room you are required to pay an advance booking fee as your first month advance rental.
How much deposit do I have to pay and when to pay?
You are required to pay a standard deposit of 2.5 months and RM 100 - RM120 for access card.
Is the room fully furnished?
Yes! Most of our rooms comes with fully furnished. Including bed, table, chair, cupboard, cabinet, dining table, kitchen with induction cooker, washing machine and dryer included.
How do I pay monthly rental?
Online transfer (IBG) to our bank account. Transfer receipt/deposit slip is to be sent to our admin office's email as proof of payment.
Is the utilities included in the rental?
The utilities are included in the rent up to a capped amount which varies for each student accommodation. Amount exceeding the capped amount will be shared by the tenants in the unit.
Is Wifi included in the rental?
Yes, internet speed is up to 500 mbps depending on unit.
Is car park included in the rental?
No, but if you need car park we can provide to you.
Is booking fee refundable if I cancel the room?
No, booking fee will not be refunded.
